Summary
Michigan Technological University seeks a Maintenance Coordinator who will assist with the oversight of skilled trades and maintenance services for campus buildings, including providing administrative and technical support for the department. Primary responsibilities will include assisting with staff work assignments, preventative maintenance and project scheduling support, contractor oversight, and the supervision of skilled trades and maintenance staff.
Responsibilities and Essential Duties
1. Support the management and oversight of skilled trades and maintenance staff
2. Support the development and implementation of a preventative maintenance program.
3. Prioritize work assignments and assess whether repairs should be completed in-house or contracted based on resource availability.
4. Oversee employees and monitor work activities including, but not limited to inspecting completed work, managing changes, and coordinating disruptions.
5. Coordinate with Facilities managers and fellow coordinators to identify maintenance priorities, align resources, and manage work order assignments.
6. Assist Trades staff by coordinating services with the department's Construction Manager on projects led by Engineering Services.
7. Manage inventory in assigned areas including, but not limited to ordering furniture, equipment, parts and maintenance supplies.
8. Prepare estimates for repair, replacement, and renovation costs
9. Lead projects as they are assigned, including organizing work assignments and ensuring that work is completed on time and within budget.
10. Support the assessment and identification of skilled trade and maintenance needs, including developing innovative solutions and quality standards in alignment with departmental goals.
11. Create and manage and work orders through the University's CMMS, Maintenance Direct. Assign work orders to technicians and monitor status with periodic checks and progress reporting.
12. Provide excellent customer service to students, faculty, staff, and off-campus customers including assisting with resolving customer service issues.
13. Work irregular hours due to the nature of the position, including serving in a regular on-call rotation with Facilities managers and coordinators.
14. Apply safety-related knowledge, skills, and practices to everyday work and support the development and implementation of strategies that bolster the safety culture in Facilities Management.
15. Commit to learning about continuous improvement strategies and applying them to everyday work. Actively engage in University continuous improvement initiatives.
Required Education, Certifications, Licensures
* High School diploma, or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired.
* Possess a valid driver's license and meet Michigan Tech University's vehicle use standards and requirements.
Required Experience
* Experience in building management including at least one year managing building and equipment maintenance schedules.
* Experience supervising and assigning work to building maintenance staff.
* Experience using personal computers, phones/tablets, and basic software packages, including Microsoft and Google Suites.
Desirable Education and/or Experience
* Bachelor's degree in construction management, engineering management, or similar concentrations.
* Skilled Trades licensing and/or certifications in plumbing, HVAC, mechanical, electrical, and similar fields.
* Experience with facility operations and maintenance in a residential or institutional setting.
* Experience supervising bargaining unit personnel.
* Project management experience, including meeting deadlines and tracking budgets.
* Knowledge of building maintenance and/or construction trades.
* Possession of a certification in First-Aid and Cardio Pulmonary Resuscitation (CPR).
* Possession of Level One or Level Two Certifications from the Michigan Occupational Safety and Health Administration (MIOSHA) in General Safety and Health, Safety and Health Management Systems, and Occupational Health.
* Maintain a broad knowledge of applied trade practices, techniques, and applicable rules and codes.
* Familiarity with maintenance management software and electronic work request ticketing system.
* Practical experience in the diagnosis and maintenance of hand-held tools and custodial/maintenance equipment.
* Prior safety training in any of the following:
- Fall Protection
- Bloodborne Pathogens
- Excavation and Trenching
- Ladder Use - Scaffold Use
- Material Handling
- Hazardous Waste Disposal
- Confined Space Entry
- Personal Protective Equipment
- Hazardous Substance/Spill Awareness
Required Knowledge, Skills, and/or Abilities
* Demonstrated basic understanding of building systems and equipment including, but not limited to electrical, mechanical, HVAC, water systems, carpentry, steam, refrigeration, and fire suppression.

* Demonstrated ability to read and interpret documents, such as safety rules, operation and maintenance manuals, and written instructions.
