Job Description:
Open to SEIU Hourly Members and the Public

Major Duties:
- Monitor, control, troubleshoot, and repair HVAC systems (air handlers, boilers, heat exchangers, pumps, chillers, RTUs, and associated equipment and controls).
- Inspect, diagnose, and repair mechanical problems.
- Calibrate temperature control sensors, receivers, and transmitters.
- Maintain and implement preventive maintenance programs for HVAC systems.
- Monitor interior environments using the Building Automation System.
- Perform routine electrical maintenance, including replacing defective light tubes, bulbs, switches, fuses, and receptacles.
- Lubricate and clean pumps, motors, fans, and other mechanical equipment.
- Perform plumbing maintenance and repairs in restrooms (e.g., soap, towel, and tissue dispenser installations).
- Perform general maintenance tasks, including painting, carpentry, masonry, and metal fabrication.
- Act as a lead worker for other staff or temporary workers.
- Mow and trim grass at parks and City properties.
- Set up parks for special events.
- Perform brush, trash, and litter removal.
- Fulfill duties listed under Maintenance I & II positions.
- Available to work weekends and evenings as needed.
Job Requirements:
- Education: High school diploma or GED equivalent.
- Experience:
- Minimum 5 years in the HVAC trade (commercial building maintenance, construction, and repair) OR professional HVAC certification.
- 1-3 years in general building maintenance (plumbing, electrical, carpentry, painting, masonry, and metal fabrication).
- Skills & Abilities:
- Proficiency with computer-based energy management systems.
- Mechanical aptitude and experience using various tools.
- Ability to operate ground maintenance and landscaping equipment.
- Ability to work independently and lead a team.
- Licenses:
- Valid Michigan Driver’s License (Commercial Driver’s License with A endorsement preferred).
- Attendance: Must maintain an acceptable attendance record.

- Physical Requirements:
- Exert up to 50 pounds of force occasionally, 10 pounds regularly.
- Frequent standing, walking, climbing, bending, kneeling, pushing, pulling, and lifting.
- Requires vocal communication, hearing, and vision for detailed tasks.
- Working Conditions:
- Work near moving mechanical parts and in high, precarious places.
- Exposure to outdoor weather conditions and risk of electrical shock.
- Work in noisy environments (e.g., jackhammer operations, recycling plants).
