General Definition of Work:
Performs skilled work providing HVAC and general building maintenance and related work as apparent or assigned. Work is performed under the moderate supervision of the Maintenance Director.

Essential Functions:
- Constant monitoring of heating and cooling operations adjusting as needed to building automation systems (BAS.)
- Manages all refrigeration equipment and repair as needed for vaccine and food storage (as applicable).
- Performs checks on boilers, including daily chemical distribution, for proper levels as needed.
- Repairs kitchen equipment when applicable.
- Installs, maintains proper operations and ensures sanitation for ice machines and drinking fountains.
- Inspects controls and safety devises on all boilers; documents same for State of Michigan.
- Evaluates and repairs variable air volume (VAV) systems, dual duct mixing boxes and reheat coils when needed.
- Verifies proper operation of boilers by disassembling, inspecting and reassembling, and/or coordinating with contracted services for same for the annual inspection reports.
- Analyzes chillers for specific needs and maintains mechanical operations as capable including coordinating of contracted services.
- Ensures all ventilation equipment has clean filtration and operations are maintained properly.
- Installs and repairs general plumbing needs include pump repairs.
- Assists contractors with information and guidance for repairs.
- Communicates with Maintenance Director on mechanical needs for all buildings through meetings and blueprints.
- Ensures all backflow preventors are scheduled and rebuilds are done on time.
- To impart staff with needed knowledge of buildings and information on procedures for proper repair.
- Performs other duties as assigned.
Minimum Qualifications:
Education: High school diploma or GED with coursework in mechanical or electrical trades or related field.
Experience: Moderate (one (1) plus year) experience in HVAC.
Special Requirements:
- Licensed Mechanical Contractor upon hire.
- Licensed Boiler Operator upon hire.
- Complete State of Michigan Asbestos Training Course within six (6) months of hire.
- Valid driver’s license in the State of Michigan upon hire.
- Obtain Forklift License within six (6) months of hire.
- ARC/Flash, fall prevention and airborne disease awareness training.
- EPA Universal certification upon hire.
