This position supervises day-to-day operations and production of security(contract security services) and the maintenance team (including In-house and contracted staff). The Supervisor is also responsible for Inspection buildings and grounds to ensure intrusion, fire hazard and mechanical systems are functioning properly. The Supervisor develops and maintains relationships with local law enforcement and maintenance contractors for all TWPMC locations. Ensures that the organization's work orders and maintenance related incident reports are tracked, routed to the appropriate parties in a complete status. The Supervisor also monitors and provides routine maintenance and troubleshooting for electrical, plumbing, water tower treatment and other Maintenance, Repair and Operations (MRO) requirements. The Supervisor assists with development of processes, procedures and training related to security and maintenance; coordinates and evaluate work completed by contractors and skilled trades; coordinates security and maintenance staff work assignments and secures contractor quotes and proposals.
Formal education required:
- Associates degree in business related field or acceptable work experience equivalent
Experience/skills/ability required (number of years and type, if applicable):
- Minimum 3-years Commercial Property Mechanical and/or MRO Experience
- Excellent interpersonal skills and understanding of business ethics
- Able to meet required deadlines while efficiently managing multiple priorities
- Excellent written and verbal communication skills

Primary Responsibilities:
- Ensure the smooth functioning of all mechanical systems, coordinate with other professionals for repairs, and ensure safety standards compliance.
- Overseeing the maintenance staff and providing them with necessary training and support
- Planning and scheduling regular maintenance tasks such as equipment inspections
- Addressing emergency maintenance issues promptly
- Coordinating with vendors and contractors for specialized maintenance work
- Ensuring that all maintenance work is done in accordance with safety regulations
- Inspecting properties and equipment to determine the need for repairs or renovations
- Reviewing and managing maintenance budgets
- Keeping detailed records of all maintenance and repair work
- Communicating regularly with property managers and other stakeholders about maintenance plans and projects
- Primary contact for security and maintenance contractors; source for, meet with contractors to plan activities and resolve issues that may hinder TWPMC core operations
- Implement security programs that are in the best interest of TWPMC, such as researching and recommending camera technology, access systems, security check points, etc.
- Develop and maintain relationships with local law enforcement, security service providers, MRO contractors and subcontractors
- Schedule routine maintenance for in house staff, as well as contractors; ensure that maintenance work is performed to TWPMC and industry standards; be willing to challenge contractors on work that is recommended as well as work that has been done
- Monitor progress of all work in progress, ensuring that delays receive consistent follow up, with feedback to work order requestor
- Responsible for scheduling and reassigning security officers as needed to meet TWPMC needs, including officers needed for special events and health fairs
- Update security and maintenance knowledge of industry trends beneficial to TWPMC; implement when cost effective, with management approval
- Daily review of boiler room activities by contractors as well as maintenance staff; ensure that boiler water / chemical levels are consistent with manufacturer guidelines
- Hold contractors accountable for work performance requirements; review invoices before management approval (including MRO and Security Contractors)
- Maintain daily presence at each TWPMC owned site to ensure security in-house officers and contracted officers are following documented post orders; apply appropriate discipline where necessary with management approval
- Conduct systematic review of security open / close reports to verify start stop times, as well as securing of properties
- Responsible for staff payroll approval, CTO approvals or denials
- Oversee proper logging of work orders received, in progress, and completed
- Under management supervision, maintain positive relationships with City of Detroit and Oak Park officials, ensuring that TWPMC meet requirements to receive building permits and certifications
- Maintain preventative maintenance on TWPMC equipment and parts that does not require skilled tradesmen
- Facilitate incident reports in a timely manner, ensuring that department manager and Compliance Officer are notified of incident and all follow-up action(s)
- Supervise key and access control processes performed by maintenance staff
- Support a healthy and safe work environment for all employees, taking steps to ensure that their employees are aware of and follow safe working laws, regulations and practices
