Overview
The Property Manager position is primarily located in Bloomfield Hills, Michigan. Private family with three residences within the Bloomfield Hills, MI area. Position requires experienced Property/Maintenance professional to oversee all interior, exterior residential, and vehicle maintenance issues. Hands-on professional capable of performing various tasks personally.
Responsibilities
Oversee all interior, exterior residential/building maintenance, and vehicle maintenance issues of three residences and an office location near the residences. All residences are within 1000 feet of each other, and the office is within one mile of residences.
Perform various tasks personally, including maintenance work.
Must be able to trouble-shoot and provide solutions to maintenance of three residential properties.
Ability to work with contractors and the direction of the owners to meet desired outcomes, such as repairs requiring specialized skills.
Must have the ability to supervise contractors or service providers when necessary.
Ability to project and develop weekly/monthly/quarterly maintenance schedules for homes and autos.
Ability to communicate schedules effectively through email and personal dialog with owners.
Some driving to/from Northern Michigan required. Pick up cars, schedule their maintenance, airport runs, drive cars to and from Northern MI, clean them, vacuum them, make sure they have full gas tank.
Wash first floor windows of the residences. NOT required to climb ladder or work from heights.
Have an eye for landscaping issues like dead tree removal, barren areas that need new plantings, proper tree maintenance to ensure their health, make sure all areas are being serviced at a spring/fall clean up. Prep the plantings with burlap for the winter.
Forward thinking on scheduling quarterly maintenance contractors such as HVAC, gutter cleaning, snow removal contracts, at least six months in advance.
Use Outlook calendar notifications to ensure communication efficiencies between the family and their assistants.
Other property manager/maintenance duties as assigned.
Qualifications
Previous experience in property management or maintenance. Strong knowledge of interior, exterior, residential maintenance, and vehicle maintenance. Ability to perform hands-on tasks and work independently. Excellent supervisory, organizational, and communication skills. Outlook and basic computer skills. Must be friendly and flexible and must have a valid driver's license.
