Job Summary
Supports the Property Management Department in the physical aspect of managing all facets of single property or portfolio investments in commercial, industrial, office, retail and multi family. This includes preventive maintenance, work order tasking, vendor relations, regular communication with the assigned Senior Maintenance Technician (SMT), assigned Assistant Property Manager (APM), and the assigned Property Manager (PM) on special projects, property inspections, move in and move out inspections and repairs, and other tasks as assigned. Provides excellent customer service to tenants, vendors, employees and property owners.

Essential Job Functions/Duties
- Completes work orders for corrective repair work on building physical structures, equipment, and system components. As required, prepares estimates detailing the amount of time and materials needed for completing tasks.
- Completes property inspections and reports any necessary work items to the assigned APM or SMT.
- Accurately follows and completes property maintenance logs daily, weekly, monthly, etc in a neat and timely fashion.
- Completes work order items and preventive maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts as directed by manufacturers.
- Performs all plumbing, electrical or HVAC requirements of properties. Maintains heaters, chillers, pumps, fan coil units, operates all generators, monitors all critical room environments as directed.
- Monitors and maintains all building automation controls, fire life safety systems, mechanical/pneumatic equipment, control gauges, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for occupants.
- Required to be on call as assigned.
Non-Essential Job Functions/Duties
- Responds promptly, professionally, and courteously to all tenants and the entire MCP Team assigned (SMT, REM & AREM) needs/requests and completes maintenance items directly. Communicates thereafter appropriately via follow-up and follow through to all necessary parties.
- Refers any tenant and vendor requests/needs to the MCP office.
- May obtain estimates for parts, equipment as needed.
Minimum Job Requirements
- Valid driver’s license
- Reliable work vehicle that can carry all tools and equipment required to do building maintenance; current automobile insurance policy
- High school diploma or equivalent
- Additional training in the areas of plumbing, HVAC, and electrical preferred
- 2 to 3 years of related maintenance experience preferred
Physical Requirements
- Must be able to carry tools, ladders and other equipment required for the job
- Must be able to operate equipment such as: leaf blower, snow blower, salt spreader, power tools (such as drills), basic hand tools
- Must be able to lift & carry materials such as: 50-pound salt bags, full trash bags, landscape debris, lumber and or construction materials, etc.
