1. Staff Supervision and Training: Assign and supervise duties of maintenance staff, mentor staff ensuring clear task assignments and training, and provide decisive recommendations concerning personnel matters including hiring, firing, and disciplinary actions.
2. Knowledge of Building Codes & Regulations: Maintain understanding of key codes and regulations such as NFPA 101, NFPA 70, IBC, and MIOSHA standards.
3. Architectural Drawings & Design Standards Expertise: Understand and interpret architectural drawings including site plans and life safety plans, familiarize with generally accepted design standards, and communicate and explain changes in designs and plans to stakeholders.
4. Safety & Security: Maintain 24/7 on-call status to address urgent issues and oversee proximity cards, employee IDs, and manage user profiles.
5. Facility Project Management: Reporting to the Facilities Director, oversee the designated county area, develop project plans and budgets, generate estimates, and prioritize them within the Capital Improvement Projects (CIP) framework.
6. Stakeholder Communication: Engage effectively with stakeholders, contractors, and essential personnel ensuring transparent communication.
7. Project Completion & Quality Assurance: Oversee projects from inception to completion, ensure timely adherence to standards, and resolve punch list items.
8. Technology Proficiency: Utilize tools like Excel, Word, PowerPoint, BAS, PlanGrid, Procore, Gantt charts, manage meetings via Microsoft Teams and Zoom, and prepare effective agendas.
9. Maintenance Oversight: Ensure the repair, upkeep, and maintenance of buildings and grounds.
10. Inter-departmental Coordination: Establish liaisons with department heads, elected officials, and staff concerning maintenance-related endeavors.
11. Equipment and Materials Management: Evaluate, request, and manage equipment and materials for maintenance needs.
12. Documentation: Uphold meticulous record-keeping of work orders, detailing time, materials, and equipment data.
13. External Coordination: Engage with external entities like contractors and sales representatives.
14. Deputy Role: Assume responsibilities in the absence of the Facilities Director as required.
15. Representation: Participate in internal and external meetings, championing departmental interests.
16. Renovation and Construction Supervision: Lead various renovation and construction projects, ensuring alignment with standards and timelines.
Other Functions:

Employment Qualifications
Education: An associate’s degree in Industrial Science, Construction Management, Administration or a related field. OR two years of coursework in mechanical systems, trades, construction, and maintenance areas, with supplementary qualifications in supervisory or management skills through formal coursework or hands-on experience.
Experience: Five years of managerial experience, emphasizing maintenance and repair of mechanical, HVAC, electrical, plumbing, and other construction-related aspects of facilities maintenance.
Candidates are ideally expected to hold an associate degree in Industrial Science, Construction Management, Administration, or a related field. However, substantial hands-on experience can serve as an equivalent substitute for formal education. A minimum of two years of advanced coursework or its experiential equivalent in mechanical systems, trades, construction, and maintenance areas is a must. Supplementary qualifications in supervisory or management skills, either through formal coursework or real-world experience, are highly sought after. Candidates should bring along at least five years of managerial experience, emphasizing maintenance and repair of mechanical, HVAC, electrical, plumbing, and other construction-related aspects of facilities maintenance.
