Job Summary
The Regional Vice President of RV Operations provides leadership and oversight for a portfolio of RV resorts and campgrounds within an assigned region, driving operational performance, sales growth, and financial results.
Job Duties
Determines and approves staffing levels for each resort in conjunction with budget. (Essential)
Ensures compliance with federal, state, and local agencies that regulate fair housing laws and resort operations. (Essential)
Creates and submits annual operating and sales budgets and accepts total budget responsibility for each resort. (Essential)
Conducts on-site inspections and ensures each resort is consistently maintained and groomed to Sun's curb appeal standards at all times. (Essential)
Develops annual occupancy, lease-up and sales projections; implements programs to achieve them. (Essential)
Handles and resolves resident and guest complaints in a timely and professional manner, including asking questions to determine the validity of complaints and offering possible solutions consistent with established guidelines. (Essential)
Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
Implements marketing and advertising plans, including specific objectives and activities to achieve targeted results; revises as needed when changes in market are perceived.
Ensures resort team members at all levels provide guests and residents the highest level of service consistent with Sun's Customer Service philosophy.
Ensures internal control practices are adhered to and monitors compliance; recommends changes to operating controls as needed.
Ensures implementation of annual capital improvement program.
Monitors safety, loss, and risk management at each resort as it relates to property, vehicles and equipment.
Ensures compliance of policies designed to increase team member safety. Completes and submits workers' compensation accident reports and incident report on a timely basis.
Approves selection of all contractual services for assigned resorts.
Collaborates with sales team members to purchase new and pre-owned home inventory; develops pre-owned home listing and brokerage plan for the portfolio.
Reviews monthly property accounting reports and compiles reports for Accounting, as required. Prepares monthly P&L variance explanations including a corrective action plan where needed.
Ensures availability for after hour emergencies and other activities as necessary.
Maintains knowledge of current market surveys and existing market conditions.
Attends periodic training and product meetings and continues to update knowledge and education on industry product, services and trends.
Supervises openings of major sales centers at expansions and developments.
Develops and implements effective retailer relations program.
Collaborates with RV Resort Managers to develop effective resident-relations activities at each resort.
Reviews recommended equipment needs in conjunction with resort management.
Prepares pro-forma budgets as requested for newly acquired RV resorts, including ground-ups and expansions.
Maintains accurate rent roles in conjunction with RV Resort Managers.
Ensure rent is collected by RV Resort Managers at each resort on a timely basis.
Meets with residents, homeowner associations or boards as required and maintains effective communication.
Other duties as assigned.
Requirements
Bachelor's Degree in real estate, business, hospitality, or related field (Required)
5 years in property management or hospitality experience, including 2 years' supervisory experience (Required)
Demonstrated leadership abilities
Excellent interpersonal and communication skills
Thorough knowledge of federal, state, and local laws pertaining to fair housing and employment law
Strong organizational skills
Working knowledge of basic accounting principles
Ability to travel with overnight stays
Computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet
Flexibility to respond to resort needs during non-business hours
