Operate, coordinate, troubleshoot, and correct problems that relate to building utilities management systems and supporting equipment, and maintain the operating integrity of computerized building utilities management systems.
- Create and troubleshoot complex computer programs in the language(s) of the installation.
- Verify correct implementation of sequences of operation in control program language.
- Maintain close working relationship with University building representatives to assist in troubleshooting, establish schedules, and respond to questions and complaints.
- Train new employees.
- Read and interpret blueprints.
- Set up and maintain written and computer-based documentation management. Formalize, update, and maintain the operating procedures for equipment.
- Maintain and assist in the development of systems standards, including software, graphics creation, alarms, and others.
- Convert electronic drawings, or other file types to formats compatible with building utilities management systems.
- Translate alarm specifications (developed by engineers and occupants) into usable alarm definition formats.
- Review new points and control programs to ensure they meet defined standards.
- Perform system diagnostics and software repair and/or initiate corrective action for all alarms and malfunctions.
- Coordinate building summer/winter switches and scheduling for customer requirements. Maintain software integrity of all assigned DDC panels, to include database backups.
- Archive and trend points of equipment values and run times, to produce reports and graphs to evaluate proper equipment operation and energy usage.
- May coordinate the work of Utility Systems Technician I's, and/or II's, or other assigned assistants.
- Analyze building energy consumption/billing reports.
- Graduation from high school, supplemented by two years of technical coursework or training in electronics, computer operations, or instrumentation systems, or equivalent combination of education and experience.
- Considerable experience in the operation and maintenance of automated heating, ventilation, and air conditioning control systems.
- Considerable experience in maintaining logs and records for building utilities management systems.
- Considerable computerized building utilities management systems operations experience.
- Considerable experience in dealing with large, complex computer control systems.
- Considerable experience with computer control languages.
