Job Summary
The VP, Utility Management is responsible for leading the enterprise-wide Utility Management platform, including oversight of utility expense recovery programs, usage analytics, operational efficiency strategies, and supporting vendor management across the portfolio. This role develops and executes strategies that reduce usage, optimize recovery, strengthen environmental resiliency, and enhance long-term net operating income performance.
The VP, Utility Management i partners closely with Asset Management, Operations, FP&A, Strategic Sourcing, Legal, Sustainability, and third-party vendors to ensure utility programs are efficient, compliant, scalable, and aligned with Sun Communities' strategic and financial objectives. This leader will design frameworks, systems, and processes that institutionalize utility knowledge and enable data-driven decision-making across the enterprise.
Job Duties
Lead the enterprise utility management platform by setting strategy, building systems, and driving long-term cost efficiency, recovery optimization, and sustainability. (Essential)
Oversee and enhance the enterprise recovery program by standardizing processes, increasing capture, and partnering with Finance to forecast, analyze, and improve property- and portfolio-level financial performance. (Essential)
Collaborate with Strategic Sourcing group to direct strategy, selection, negotiation, and performance oversight for all utility-related vendors and consultants to ensure measurable value and scalable processes (Essential)
Analyze usage trends and partner with field leadership to drive accountability, reduce consumption, and address infrastructure or operational inefficiencies. (Essential)
Advance innovation by monitoring industry trends and piloting new technologies (e.g., smart meters, leak detection, dashboards) that improve utility efficiency and visibility. (Essential)
Monitor regulatory changes and establish compliance frameworks while supporting environmental risk mitigation and utility infrastructure resiliency (Essential)
Align utility strategy with Asset Management, Operations, and Strategic Sourcing to ensure consistent execution, informed reinvestment, and optimized enterprise contracts.
Lead and grow a high-performing utility management team with clear goals, strong accountability, and a culture of innovation and continuous improvement.
Requirements
Bachelor's Degree in Engineering, Sustainability, Business, Finance, Real Estate, or related field (Required)
Master's Degree in Engineering, Sustainability, Business, Finance, Real Estate, or related field (Preferred)
10+ years in of experience in utility management, energy programs, real estate operations, or related disciplines (Required)
Must have a valid driver's license
Experience overseeing enterprise-level utility programs or consumption analytics
Strong knowledge of submetering systems, energy management, regulatory frameworks, sustainability standards, and infrastructure systems
Proven track record in vendor selection, contract negotiation, and performance management
Demonstrated ability to lead multi-department initiatives and partner with field operations
Strong analytical skills and experience with data platforms, dashboards, or usage monitoring tools
Excellent communication and executive presentation skills
