Position Summary
Coordinates, oversees, and schedules the work of custodial employees and performs a variety of building maintenance responsibilities to oversee daily building operations. Monitors and ensures building cleanliness and security; performs preventative, minor, and exterior maintenance; and orders, receives and stocks supplies to maintain the inventory of custodial and maintenance supplies and equipment. May be called to respond to emergencies; may need to respond to emergencies to minimize and/or eliminate the need for school closures due to building problems. Performs additional responsibilities related to a specific functional area such as coordinating and overseeing the shipping and receiving of supplies and equipment for the school.
Principal Duties and Responsibilities

Provides work instruction, training, leadership, and coordination of custodial staff.
Maintains assigned work areas within the school.
Submits work orders and receives, prioritizes and completes work requests submitted by school administrators and staff.
Coordinates work schedules to respond to work orders and ensures that work performed meets quality standards; coordinates custodial overtime for all after-school evening and weekend activities; and organizes and plans summer and holiday maintenance daily schedules.
Oversees the unlocking of the building and checks the building for safety each day; assists with scheduled fire drills.
Monitors the building to identify and correct hazardous situations to prevent personal injury.
Orders, controls and accounts for supplies and equipment in order to maintain inventory records
Removes snow and salts sidewalks to maintain and ensure the safety of exterior walkways; and removes and disposes of trash from school grounds and exterior trash containers.
Responds to emergency and immediate building, furnishings, and equipment damages by repairing damaged furniture, removing all forms of graffiti within and on the building's exterior, and repairing vandalized equipment.
Coordinates the set-up and tear-down of seating and tables used for administrative meetings, after-school, evening and weekend activities including athletic events, concerts, plays, community education classes, dances, guest speakers, etc.
Schedules and performs preventative maintenance; such as completing plumbing, electrical, carpentry/structural, HVAC, and other building maintenance work.
Plans for and implements building improvements such as exterior and interior painting and installing shelving and window treatments.
Serves as a liaison between the school district and construction management companies, fire and police departments, and other external building maintenance stakeholders.
Responds to questions, complaints and needs of school district staff, students, parents, and the public in order to provide information and assistance.
Secures building when facilities are not in use, checking for unlocked doors and windows, report any unauthorized occupants, turn off lights; responds to notification of burglar or fire alarms from District approved security companies.
This position is also required to perform all those duties and responsibilities listed under the Custodial job description.
Performs other related duties as directed by supervisor.

Education:
This position requires a high school diploma or general education degree (G.E.D.).
Experience:
Four (4) years of related experience in custodial and building maintenance and general building repair and preventative maintenance, required; two of these years as a CVS custodian, preferred.
Previous head custodial work experience, preferred.
Internal employees must have no more than one unsatisfactory evaluation in the four year period prior to applying for the position.
