This position maintains rental properties and performs preventative maintenance and repair tasks on buildings, grounds and equipment. The ability to demonstrate fundamental knowledge of basic heating, carpentry, painting, plumbing, and electricity in performing assigned work tasks is needed. Perform unit cleaning, rehabilitation, preparation, and other corrective and preventive maintenance tasks.
Essential Job Functions
1. Performs maintenance and repair tasks to heating and boiler systems such as draining expansion tanks, cleaning burners, checking water levels, and sealing pipe joints.
2. Performs plumbing tasks such as changing faucet washers, stems, seats, and repairing toilets by changing tank bulbs, overflow tubes, and guide wires repairing and repair or replace water lines.
3. Performs electrical tasks such as resetting circuit breakers, replacing switches and outlets, replacing light bulbs, and globes.
4. Inspect grounds, facilities, and equipment routinely to determine necessity for repairs or maintenance. Perform routine maintenance and repairs to grounds, facilities, and equipment.
5. Performs floor-tile patching installation by removing old tile, scraping down floor surface to remove old cement, applying cement or glue to floor surface and laying tile properly. Perform carpet installation.
6. Performs building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, glass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawn mowers, snow blowers, caulking guns, and trowels.
7. Prepare for and conduct building and unit inspections as required.
8. Clears snow and ice from buildings and grounds by shoveling or by operating a snow plow or snow blower to ensure tenant safety.
9. Assists in moving heavy objects such as refrigerators and stoves.
10. Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees.
11. Installation of rough framing, counter, vanities, windows and doors. Installation of drywall repair and patching drywall. Installing paneling, molding, studs, joists, decking, rafters, siding and soffit.
12. Painting of interior and exterior surfaces
13. Performs other related duties as required.
Required Knowledge, Skills and Abilities
1. A candidate possessing an equivalent combination of training and experience equivalent to the above-required knowledge, skills, and abilities may be considered as qualified.
2. Knowledge of practices, methods, materials, tools, and equipment used in building and grounds maintenance.
3. Knowledge of heating, plumbing, carpentry, and electricity.
4. Knowledge of occupational hazards and safety precautions of the work.
5. Ability to use tools and equipment necessary to perform maintenance and repair tasks as outlined above.
6. Ability to perform maintenance and repairs of buildings, grounds, and equipment.
7. Ability to understand and follow written and oral instructions.
8. Ability to perform minor heating, plumbing, and boiler repairs.
9. Ability to prepare and organize documents and minor reports.
10. Ability to establish and maintain effective working relationships with coworkers, other Commission employees, and residents.
