What you can expect in thisposition:
Underthe direction of the Facilities Manager, plans and oversees the day-to-dayoperations of the facilities staff and determines the most effective use ofemployees, contractors, equipment, and materials to maintain facility.
What you will do:
•Coordinateand direct departmental activities with Facilities Manager and staff to ensurethat operations run effectively and in compliance with all QSD's.
•Evaluateand process purchase orders for timely completion of work orders.
•Managecompliant and regulatory departmental training and documentation.
•Createand maintain QSD's for regulated equipment systems and processes.
•Assessand provide solutions for improved systems, processes or equipment.
•Directcontractor/vendor activities related to the operation, maintenance, or repairof buildings, grounds, equipment, and systems.
•Maintainfacilities management electronic system.
•Processand expedite work order requests and maintain related documentation.
•Providework direction and guidance to Facilities Maintenance staff.
•Providecoaching and training to staff members to ensure that they are successful intheir roles.
•Monitorand document staff performance, set goals and complete employee performanceevaluations.
Budget and ResourceManagement
•Identify and analyze financial needs and develops operational and capital expense budgets that ensure cost-effective operations.
•Assists in the preparation of the Facilities budget.
•Ensure that resources are used wisely.
•Process paperwork including purchases orders and invoices in a timely manner.
•Effectively communicate and ensure positive interactions with internal and external customers, and resolve any customer service issues.
•Assists in development and achievement of departmental goals and objectives in support of the mission, vision and values of BCW.
•Coordinate and implement special projects as assigned within specified time frames.
•Represent the department and BCW at designated meetings.
•Maintain required records, reports and files.
•Participate in professional activities to keep abreast of technical developments in the area of facilities management.
•Maintain the general appearance of common/public spaces and keep the Facilities work area clean and orderly.
•Assist technicians with tasks related to safety, training, and staffing shortages when necessary.

What you will need:
Associatedegree in electrical, mechanical engineering, business management, HVACtechnology, or equivalent combination of technical education and experience.
•Workingknowledge in the areas of general maintenance: HVAC, electrical systems, plumbing, and carpentry
•Workingknowledge of OSHA standards and practices
•Proventechnical problem-solving abilities and training skills
•Abilityto assess needs and mobilize internal and external resources
•Abilityto problem solve and implement solutions
•Technicalexpertise in the maintenance of buildings, equipment, control and alarm systems
•Strongverbal, written, analytical and persuasive skills
•Abilityto lead, direct, and participate in team environment with the skill to handlemultiple responsibilities
•Abilityto read blueprints, equipment diagrams and schematics
•ValidWisconsin driver's license
•Abilityto interface successfully with peers, management, vendors, contractors andcustomers
•Minimumof six years of facility maintenance experience, including 2 years ofsupervisory experience preferred
•Experiencetroubleshooting, repairing and maintaining HVAC, plumbing and electricalsystems
•Experiencein training, security, and quality processes
Computerizedbuilding systems and equipment

Highdegree of vendor/contractor interaction
Maywork under adverse weather or environmental conditions
