General Responsibilities:
?Schedule and complete general maintenance and repair of all program sites, facilities, equipment, vehicles and grounds.
?Assist in ensuring agency facilities are safe, functional, clean, and compliant with applicable local, state, and federal regulations.
?Support preventive maintenance activities for agency facilities, equipment, vehicles, and grounds.
?Serve as a resource to agency staff regarding facility-related concerns and assist in identifying practical solutions.
?Assist with monitoring contractors, vendors, and service providers to ensure work is completed according to established standards.
?Maintain positive working relationships with agency staff, tenants, vendors, contractors, and community partners.
?Protect the privacy of employees and customers/families and hold in confidence all information obtained in the course of service.
?Assist with maintaining agency facilities in a manner that promotes a safe and professional environment for staff, customers, and visitors.
Specific Duties:
?Complete building repairs and maintenance (i.e. replacing ceiling tiles, repairing light fixtures, plumbing fixtures, equipment, doors, locks, and other facility systems).
?Coordinate with building liaisons to ensure facilities, including indoor and outdoor spaces, are maintained in a safe and functional condition.
?Conduct routine inspections of facilities and identify maintenance, safety, custodial, and operational concerns requiring corrective action.
?Confirm that all playgrounds meet national and state safety guidelines.
?Complete routine checks and maintenance of heating and cooling systems (i.e. changing furnace filters, cleaning air conditioning units, etc.).
?Assist with the maintenance and inspection of various water wells to meet EPA and State regulations.
?Complete playground preventive maintenance on a regular basis.
?Maintain inventory of maintenance, repair, custodial, and facility supplies and submit requests for replenishment as needed.
?Assist with agency-wide sanitation and disinfection efforts in accordance with agency, state, and federal health and safety standards.
?Remove the Garbage from the breakroom and bathrooms daily, and all other areas including the conference rooms two times a week.
?Clean the break room two times a week, and refill break room supplies daily.
?Perform routine and comprehensive custodial maintenance of agency facilities to ensure a clean, safe, and professional environment.
?Occasionally help the Food Warehouse or Weatherization Division to complete their various jobs.
?Responsible for opening and securing the Administrative Building in accordance with established agency procedures, including unlocking and locking the facility as assigned.
?Maintain and organize agency building key inventory and assist with building access control procedures.
?Assist with training senior workers, volunteers, and temporary staff on facility-related procedures and safety practices.
?Assist with set up of meetings, conferences, trainings, events, and other agency functions.
?Occasionally assist other agency departments in completing various facility-related projects and operational needs.
?Oversee work performed by contractors to ensure conformance to established specifications.
?Participate in personal and professional development activities.
?Participate in various Agency committees.
?Perform other duties as assigned.
?Teach, test, and certify various workers in the safe operation of forklifts.
?Oversee senior workers and other volunteers that work on the facilities team.
Education and Experience Qualifications:
?Minimum of a high school diploma, or equivalent, and a minimum of one years’ experience in building and grounds maintenance preferred.
?Demonstrated knowledge of building maintenance, preventive maintenance practices, facility systems, and basic repair techniques.
Additional Requirements:
?Must have proficient computer skills (Word, Excel, Outlook, and Internet).
?Demonstrated effective communication skills (both oral and written).
?Demonstrated initiative, flexibility, attention to detail, and ability to multitask.
?Must have reliable transportation, valid driver’s license, and provide proof of insurance.
?Pass State Police Criminal Clearance Check, MMCAA’s “Insurance Carriers” driving record review and DHHS Child Abuse/Neglect clearance annually.
?Physically able to lift and carry up to 75 pounds on a daily basis.
?Ability to work on roofs, get on and off ladders, and enter confined spaces, (such as crawl spaces).
?Ability to work in all types of environmental conditions. Including but not limited to: subzero cold, heat, rain, dust, etc.
?Receive and maintain First Aid/CPR certifications.
?Receive and maintain State of Michigan Water Well Operator Level 5 certification.
?Must be self-directed and able to prioritize and schedule their own workload and tasks with little supervision.
?Be willing to accept new challenges on a daily basis.
