The Position
Reporting to the Executive Director of Operations, the Maintenance Manager plays a pivotal role in overseeing a team of maintenance and groundskeeping professionals. This team is dedicated to proactively upholding the cleanliness, safety, and inviting environment of our facilities, grounds, vehicles, and equipment across all Greater Midland Operating Units. These Units encompass multiple distinct facilities, with some housing amenities such as pools, gymnasiums, indoor and outdoor racquet sports areas, curling rinks, fitness centers, and childcare facilities. The primary focus of this role is to elevate member and staff satisfaction by ensuring an unwavering commitment to the excellence of our facilities’ safety, operational
efficiencies, and overall aesthetic appeal.
The Maintenance Manager must maintain high personal standards and adhere to and carry out the mission of Greater Midland, as well as teach and cultivate Greater Midland’s core values while demonstrating the model for servant leadership.
Major Job Responsibilities
? Provide leadership and guidance to a team of maintenance personnel across multiple locations, fostering a culture of collaboration, accountability and continuous improvement.
? Collaborate with Executive Directors and department heads to understand specific maintenance needs and priorities at each location.
? Develop and implement standardized preventative maintenance procedures and protocols to ensure consistent service quality and efficiency across all locations.
? Monitor and evaluate the performance of maintenance personnel, providing regular feedback, coaching and conducting performance reviews.
? Coordinate and manage the distribution of maintenance resources, equipment and materials to effectively address maintenance requests and projects at all Units.
? Maintain accurate records of maintenance activities, including work orders, repairs and preventive maintenance schedules.
? Manage the annual maintenance budget for each location, ensuring cost-effective allocation of resources.
? Establish and maintain relationships with external vendors, supplier, and contractors to ensure prompt and efficient response to maintenance needs.
? Bid all jobs as necessary to find the best value for maintenance, supplies, outside contractors and capital projects.
? Stay current with industry trends, best practices and regulations related to facility maintenance and management.
? Collaborate with the Safety team to ensure compliance with safety regulations and protocols across all maintenance activities.
? Collaborate with the Executive Director of Operations, staff and leadership across Operating Units and Central Office to align departmental goals with facility staff.
Qualification Requirements
? Bachelor’s Degree in Facilities Management, Engineering or equivalent experience.
? Certified Pool Operator required within 6 months of hire. Experience with pools operations preferred.
? Experience leading multi-site maintenance operations preferred.
? Certifications in a trade, electrical or HVAC preferred.
? Minimum of 5 years' experience supervising employees.
? Minimum of 5 years’ experience in project management (preferred).
Physical Requirements
Office is located in the Greater Midland Community Center. Regular communication and contact with vendors, employees and members. Repetitive keyboard activity and sitting at computer workstation; manual labor including but not limited to lifting, bending and stooping.
Schedule
Temporary employment from the ideal date of September 1, 2025 to the anticipated date of May 1, 2025. Typically, M-F 8am-4pm. Emergency and weather-related hours required.
