JOB SUMMARY
Oversees facilities field service activities of buildings and grounds for substations, corridors, warehouses and other remote buildings. These activities include energy management, electrical work, plumbing work, mechanical work, doors, locks, generators, snow removal, landscaping, cleaning services, safety equipment, dumpsters, fencing, gates, and project management associated with site upgrades.
ESSENTIAL DUTIES & RESPONSIBILITIES
Responsible to assure that all activities conform to ITC's procedures and culture by working with appropriate departments including Engineering, Asset Management, Security, Safety, Environment Compliance, Capital Committee, Finance, Accounting and Purchasing.
Manage Capital and Operations & Maintenance projects by formulating budgets, preparing proposals, negotiating contracts, and preparing purchase orders and material requests for approval. Upon approval, ensure work is completed according to contract and within budget.
Develop and administer contracts with vendors that provide services, including, plumbing, electrical, grounds, snow removal, janitorial, heating, ventilation, and air conditioning (HVAC) and other services necessary to support staff to carry out their duties.
Meets with direct reports to analyze scope of work to be performed, establish schedules, and oversee contractors during the work.
Ensure appropriate testing and preventive maintenance is performed on all major building systems, such as electrical switch gear, diesel generators, uninterruptable power sources, pumps, chillers and air handling units. This work will include the development and continued review of preventive maintenance procedures to ensure accuracy and completeness, site visits for quality control and training purposes, and consultation with contracted and internal maintenance personnel when problems and/or questions arise.
Provide guidance and technical expertise to other members of the facilities staff for trouble shooting problems with all Electrical, Mechanical and HVAC building systems at all of the Company's facilities.
Provide prompt, 24 hour a day response to resolving any issues with the operation of building systems critical to the uninterruptible operation of any of the Company's facilities, including corporate facilities, substation control buildings and warehouses.
Review designs and plans for compliance with engineering principles, company standards, contract requirements, and related specifications
Plan and develop policies and procedures for on-site installation, testing, maintenance and troubleshooting.
Review and approve invoices to verify materials were received and services were provided according to contracts and purchase orders. Authorize related invoice payments.
Direct and oversee the work of engineering or maintenance staff assigned to facilities to ensure all jobs are completed on time, within budget and to specification.
REQUIREMENTS
Bachelor's Degree in Engineering, Project Management, Facilities Engineering Technology, Construction Management, or Architecture, OR ten (10) plus year of related experience in Facilities Management/Maintenance.
Five (5) years facilities experience in a corporate environment
Extensive knowledge of construction and maintenance requirements demonstrated by five (5) or more years of experience organizing, planning and successfully scheduling facility construction and/or maintenance projects.
Familiar with a variety of field's concepts, practices and procedures.
Working knowledge of OSHA, NFPA, ADA, and Building Codes
Ability to read and interpret HVAC, electrical, plumbing, and architectural blueprints.
Ability to analyze and troubleshoot building electrical, mechanical, and structural components.
Must have a thorough understanding of operational and safety concerns associated with maintaining a facility.
Must have proficient computer skills in the use of standard computer applications such as: Word, Excel, PowerPoint, Internet Explorer browser and other widely used software packages.
Superior communication skills both written and verbal, to effectively address all levels with the organization. Ability to speak comfortably before large groups.
