Essential Functions and Responsibilities:
- Utilize the department Computerized Maintenance Management System (CMMS) to both create and receive work requests, document time spent, parts used and ongoing status and completion information, etc. Creates new assets, revises equipment and location, develops and documents OEM preventative and repair procedures, etc.
- Utilize the department Building Automation System (BAS), Pneumatic Tube Transport System, as well as other automated equipment systems to view conditions, identify concerns, troubleshoot issues, respond to alarms, modify schedules, change values, and decommission as well as install replacement sensors, controllers and devices, etc. with appropriate coordination of the Automation Analyst.
- Accurately complete all required documentation
- Inspect both visually and through the use of technology the grounds, buildings and equipment to assess condition and operation, level of preventative maintenance, and detect conditions needing maintenance and repair; prepares documentation, reports and work requests from inspections. Conduct root cause analysis of failure and develop solutions. Develop scope, prepare specifications, and other detail necessary to complete work for approval.
- Complete preventative maintenance and corrective work orders including investigating the requirements and troubleshooting the problem(s) to determine the most effective solution. This includes prioritizing, scheduling, communicating, requesting non-stock parts and documenting time spent, parts used and ongoing status and completion information. Using appropriate hand, power and specialty tools and maintaining a clean, neat and compliant work area:
- Responsible for reporting and compliance with all applicable permits, codes, zoning, environmental regulations, Original Equipment Manufacturer (OEM) operation and maintenance of all plant systems. Develop and conduct effective testing and preventative maintenance programs, and complete preventative maintenance and repair work on plant equipment and systems. Monitor, update and maintain written Central Utility Plant testing database, complete all required state testing for the hospital and offsite locations, determine set points and develop sequence of operations for all Central Utility Plant systems. Perform or review all daily assigned monitoring and testing duties and prepare appropriate documentation and response (adjustment/notification).
- Oversee and monitor diesel fuel, propane, and natural gas levels, condition, transfers, storage, use, etc. Oversee, monitor and control potable water and sanitary sewer levels, condition, treatment, transfers, storage, use, permit compliance, etc. Maintain grease and oil traps. Control boiler feedwater, chilled water, heating hydronic water, etc. quality, taking steps to assure that required water management procedures are being followed.
- Conduct commissioning and testing for all plant equipment and building systems as needed to ensure on-going operation consistent with design; as well as developing new methodology to adapt systems to the changing needs and technology of Metro Health. Take effective action to reduce the effect of equipment casualties.
- Perform intermediate electrical maintenance, testing, repair, replacement and installation with familiarity of the Michigan Electric Code (adopted NEC)
- Perform intermediate plumbing maintenance, testing, repair, replacement and new installation with familiarity of the Michigan Plumbing Code (adopted IPC) at the skill level of a plumber master.
- Perform intermediate heating, ventilation, air conditioning, and refrigeration maintenance, testing, repair, replacement and installation with familiarity of the Michigan Mechanical Code (adopted IMC)
- Perform finish painting and maintenance painting of various surfaces, structures and equipment
- Perform intermediate carpentry work
- Reconfigure, install, move, positions, and remount modular offices and equipment
- Perform intermediate equipment repair
- Accompany, assist, and coordinate vendors and contractors providing services within or upon Metro Health facilities. With approval researches vendor/contractor capabilities, develops specifications, obtains and analyzes quotes, schedules work and coordinates contract services.
- Develop and implement in-house Stationary Boiler Operator training program to include hospital and all other Metro Health owned or operated locations to be approved by the Facilities Management Department Director.
- Mentor and train all Facilities Management staff approved by the Facilities Management Department Director to the required competency necessary to receive a Stationary Boiler Operator License to enable all required staff to receive Stationary Boiler Operator License through current Metro Health selected licensing entity (the City of Grand Rapids as the City of Wyoming does not license boiler operators at the time of the drafting of this position description).
- Certify participation, competency and hours to the Stationary Boiler Operator training program.
- Mentor and teach other individuals to improve their technical skill and knowledge as well as process and procedural skill and knowledge.
- Provide ‘first contact’ technical support and reviews quality of work-in-progress as well as completed work of staff performing work upon plant systems and provides feedback to staff as well as the Supervisor – Maintenance.
- Review and develop effective processes, procedures and policies. Assist in development and planning of mechanical-electrical-plumbing MEP building systems, EMS / BMS, life safety, utility systems, elevators, energy/utility, engineering capital projects & initiatives. Independently manage projects being conducted by both staff and contracted service providers including development of specifications and requests for proposals, review of proposals and submittals, and management of scope, schedule and budget. Attend, participate, and lead where appropriate plant planning and coordination meetings as directed across a wide spectrum of project assignments to include but not limited to potential new locations, offsite planning, plant downtime, equipment outages, etc. Responsible to coordinate with and lead where appropriate members of the Facilities Management team to effectively provide 24/7 operations to all plant systems and respond to emergencies with the necessary staff to safely support all operations as required.
- Monitor inventory and request both stock and non-stock parts, maintain parts rooms along with tool and equipment storage areas in a clean and organized manner
- Transport self/others to worksite, load/unload/pickup/deliver department stock/materials/tools/equipment utilizing appropriate transport equipment including dollies, pallet jacks, hi-lo, motorized non-highway vehicles and motorized highway vehicles.
- Maintain regular and predictable attendance.
