Under the direction of the Director of Plant Operations or designee, the Maintenance Department is responsible for maintaining the building, grounds and equipment used therein in accordance with current applicable federal, state and local requirements for the care and safety of residents, staff and visitors. Performance of these responsibilities is in accordance with all standard operating procedures, processes and abilities of the person charged with those responsibilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
A. Performs preventive, corrective and general maintenance on:
1. Heating, plumbing, ventilation and air conditioning systems
2. Commercial compactors, garbage disposals and heavy-duty kitchen equipment, where applicable
3. Commercial heavy-duty industrial and residential types of laundry equipment where applicable
4. Facility equipment such as wheelchairs, lift chairs, tables, desks, walkers, and other assorted equipment used in the care of residents of the Facility
5. Interior and exterior surfaces of building to include minor roof repairs
5. Electrical wiring and emergency generator systems. Inspects and tests equipment and system
7. Installs or repairs window blinds
8. Snow removal procedures when needed
9. Must be able to use all types of common hand and electrical tools and observe safety requirements and procedures in the use of heavy-duty shop machines
10. Must be able to use all types of ladders
11. Must be able to accept responsibility for being on call, when in rotation, for weekends, nights and vacation relief and holidays
12. And, accepts responsibility for security, fire and disaster procedures
13. Carpentry related tasks such as erection of steel/wood stud walls, application and finishing of drywall, setting door frames, installation of drop ceilings and other related repair tasks as needed
14. Documentation of work performed on Work Orders and other records as required
The aforementioned duties are both general and specific in nature; some areas are assigned to specific individuals but must be known by all in order to be performed in the absence of fellow workers. Other duties may be assigned to meet the needs of the department and the Facility.
B. Safety
1. Follow all safety rules and regulations of the Facility
2. Follow and perform Facility's emergency/disaster plan of action.
C. Courtesy/Customer Service
1. Respect and be considerate of residents, guests and co-workers
2. Answer (to the best of your abilities) residents, visitors and co-workers questions, needs and wants. If a question of need and/or want cannot be answered by you, it should be forwarded to the appropriate staff member
3. Respond promptly and appropriately to calls-ins
D. Personal Appearance
Females:
1. Shorts or variations of shorts are allowed to the knee
2. Heavy jewelry, heavy cosmetics or heavy perfumes are not permitted to be worn
3. Wear shoes with nonskid soles and firm leather uppers and socks
4. No sandals are to be worn
Males:
1. Wear shoes with nonskid soles and firm leather uppers and socks
2. Clean-shaven daily
3. Shorts are allowed to the knees
4. No sandals are to be worn
ALL
1. Wear Facility name badge when on duty
2. Act in a respectable manner in dealing with residents, guests and staff at all times
3. Compliance with dress codes for the day is expected
ATTENDANCE DUTIES
1. Set an example of continuous attendance by keeping absences, from work, at an absolute minimum level
2. Attend all department staff meetings and Facility in-services as scheduled
