General Summary
The Property/Facility Condition Assessor recognizes and notes physical defects; opportunities for repair and renewal; operational shortcomings that may improve safety or occupant experience; paths to improve longevity of building components, resource management and lessen costs. This position is responsible for the determination of building deficiencies of non-residential clients and, where possible, operational practice as well as provide documentation of existing systems – such as HVAC, fire suppression, and line voltage power.
Primary Duties and Responsibilities
- Assesses the condition of pavement; roofing and building envelop through primarily visual means. Comments on condition of foundations as possible.
- Notes the ability of a subject property to comply with ADA regulations.
- Cites actionable items associated with condition and/or operational practice into PEA Group reporting system.
- Creates macro-level reports that convey actionable items that pose threats to safety, occupancy experience and opportunities for improvement. Comments on what is currently in place that is effective and providing intended value.
- Sorts actionable items across a number of parameters including but not limited to cost, urgency and type of work.
- Computes a facility condition index associated with the facility review when applicable.
- Conducts interviews with individuals knowledgeable about the facility to gain a base understanding of existing conditions and operational practices.
- Performs research using client furnished information and/or municipal review.
- Performs other duties as assigned.
Formal Education, Licenses and Certifications
- High school diploma or GED required. Bachelor's degree in facility management, construction, architecture or equivalent experience preferred.
- Accreditations in or ability to pursue professional certifications related to accepted principals of facility management and sustainability preferred i.e., CFM, SFP, FMP, LEED AP, and PE.
Knowledge and Experience
- Three (3) to five (5) years of direct or similar professional experience in commercial building assessment or experience required. Historic, condominium and United States government experience preferred.
- Strong understanding of repair and renewal in non-residential environments and multiple building types.
- Understanding of building assessment, including component review of foundation, pavement, roofing, glazing components and envelop.
- Understanding of construction techniques and/or building construction theory.
- Understanding of database management and form-building preferred.
Competencies and Personal Attributes
- Articulate and well-written with the ability to create reports.
- Ability to accurately and quickly, calculate small capital construction costs to an approximate value of $250,000 preferred.
- Proficiency in MS Excel and Word.

While performing these duties, an employee is frequently required to sit; talk; hear; stand; climb ladders, walk; use hands and fingers to feel, handle, or operate objects, tools or controls; and reach with hands and arms. The employee must frequently lift or move up to 10 pounds.
Availability
This is a full-time position. Days and hours of work are Monday through Friday, 8 a.m. to 5 p.m.
Travel
Travel will be required to respective project sites and is primarily local during the business day, although some out-of-the-area and overnight travel will be expected.
