Summary
The Maintenance Lead will oversee all interdepartmental activities to ensure the work performed by the maintenance department is completed and executed in a timely and efficient manner. This person will assist in delegating work orders to staff, overseeing projects, and report to the Director of Facilities Management.
Essential Job Responsibilities
Oversee maintenance team daily activities
Assist in assignment of work orders by competency and equitable distribution
Review work order assignments to ensure they are completed timely and accurately
Report any recommended disciplinary actions to the Director of Facilities Management
Train and mentor maintenance team members in core competencies
Assist in determining proper department staffing levels
Assist the Director of Facilities Management in performing walk through inspections with Local and State Fire Marshals, state inspectors, etc
Develop and maintain standard protocols (i.e. seasonally turning on/off heat pumps and valves for HVAC)
Ensure all services are completed on time and according to state and local jurisdictions, Joint Commission, and CMS standards
Assist in departmental budget projections and accountability to monitor budget expenses throughout the year
Monitor critical parts inventories to ensure adequate supplies
Monitor and oversee contracted services, staff, and projects performed
Act as "first responder" as part of Patient/Staff safety team
Essential Job Qualifications (Knowledge, Education, and Training Requirements)
High school diploma or equivalent.
Has attained Heath Maintenance worker certification, or equivalent.
Ability to read and interpret blueprints and manufacturer's specifications.
Ability to requisition the equipment and materials for equipment installations and repairs.
Basic computer skills to answer email, research on the internet and operate the building automation system. Proficient in Microsoft Word and Excel preferred.

Ability to lift up to 80 pounds.
Must regularly move freely throughout the facility.
Vision correctable to 20/40 is necessary, including color and depth perception, reading, close-up work and a peripheral field of vision.
Overall dexterity is necessary, including handling, grasping, feeling and climbing.
Correctable hearing equivalent to less than 25% loss is necessary in order to discern various sounds associated with the job that will assure safety of the physical plant, equipment, and occupants.
Frequently exposed to situations involving public contact, decision-making and a high level of concentration.
