SUMMARY
Munson Healthcare invites qualified applicants to apply for the position of Property Manager to oversee a large portfolio of medical and office properties located throughout Northwest Michigan. The successful applicant will assume budget and oversight responsibility for all aspects of property management, including scheduling preventative maintenance, negotiating lease and purchase contracts, overseeing and managing condo associations, serving tenants, budgeting for capital improvements, and generally balancing the portfolio of owned and leased properties. The successful applicant will share Munson values as articulated herein.
ENTRY REQUIREMENTS
Bachelors degree in Business or related field required; consideration will be given to candidates with significant progressive related experience in lieu of degree.
Demonstrated knowledge or experience in management of properties.
Demonstrated knowledge or experience in financial and/or business management.
Candidates with the following skills or experience will be given preference:
• Experience in negotiation of contracts and leases; • Working knowledge of building construction and maintenance; and • PC skills • Additional certification such as Broker License and/or Certified Property Manager
ORGANIZATION

SPECIFIC DUTIES
Supports the Mission, Vision and Values of Munson Healthcare.

Uses effective customer service/interpersonal skills at all times.
Maintain and update a current listing of MHC owned and leased (Landlord and Tenant) properties - including copy of lease, contact person(s), square footage, address and other pertinent information.
Negotiate and recommend new or renewal leases on behalf of MHC (with authority to bind MHC reserved to a MHC officer) with assistance from Legal Department for contracts to ensure compliance with fair market rates & State and Federal statutes.
Evaluate, make recommendations and negotiate for the purchase or sale of MHC property (with authority to bind MHC reserved to a MHC officer) with assistance from Legal Department for contracts to ensure compliance with fair market rates & State and Federal statutes.
Maintain database on on current property availability, market values and lease rates within the various northern Michigan regions served by Munson Healthcare
Coordinate property appraisals, market analysis, building inspections (including environmental).
Maintain relationships with MHC Landlords and Tenants for MHC properties
Represent MHC in any facility condo association or partnership in which MHC is an owner, manager or developer
Coordinate and consult with appropriate MHC Facilities Division management for each property regarding level and means of support needed for groundskeeping, snow removal, general maintenance, HVAC/Fire systems, housekeeping, security, information systems infrastructure, accreditation requirements (TJC and/or CMS), etc. Maintain the "facilities data sheet" for each location with this information.
Coordinate with MHC Finance/Accounting on the financial needs of each property including paying bills, capital and operating budgets, etc.
Provide support for Facilities due diligence as part of strategic integration initiatives.
Provide portfolio management and optimization services and recommendations related to the overall functioning of all Munson Healthcare properties and affiliated properties, including nine hospitals and multiple off-site clinic and office locations, and interface with business units to anticipate future real estate requirements.
Maintain vendor relationships and keep an updated vendor list, particularly for emergency contacts after-hours.
Work with the Facilities Division to maintain and facilitate a preventative maintenance schedule for all properties.
Be available to be "on call" as the scheduled requires.
Performs other duties and responsibilities as assigned.
