THE POSITION
Manages, plans, and coordinates, through staff of skilled, semiskilled, and unskilled trade personnel, activities concerned with the operation, repair, maintenance, and construction of facilities, equipment, buildings, and grounds to minimize interruption and improve efficiency. Plans and oversees such matters as design and development of plant facilities, formulation of operating rules, regulations, and procedures. Develops procedures for use in event of accidents, fires, or other emergencies. Inspects plant facilities or reviews inspection reports, to determine repairs, replacement, or improvements required. Hires, trains, and supervises building service personnel. Assigns workers to duties such as maintenance, repair, or renovation and may obtain bids for additional work from outside contractors. Responsible for managing a team of seven facility employees, in addition to facility services.
• Oversee the staffing of all service functions including security service staff, Cafeteria/food, Janitorial and facility management staff personnel. Must be able to handle critical special projects and challenges as Vitesco Technologies spins off into an independent company.
• Proactively manages all repairs, maintenance of facility service activities in accordance with local business and building codes, standard processes/procedures and budget KPIs. Locations include in scope of job: ABH South (185,000 sq. ft), temporarily Dearborn Commerce (48,000 sq. ft). Includes test centers. Deer Park support as needed.
• Repair and Maintenance Responsibilities: oversee day to day operations , develop cost effective solutions for preventative maintenance programs, develop strategic maintenance plan for equipment replacement , complete building capacity analysis including maintaining database for the Auburn Hills building to maximize capacity , complete layout designs to support business needs , provide utility cost savings initiatives and maintain roads and grounds in a safe environment
• Facility Service Responsibilities: facilities work order processing system oversight , S&R, Mail service, freight consolidation, Import/export, compliance, audio/visual, conference room support, record retention, offsite warehouse storage, 3rd party service providers: security, ID Badging system and database, security and surveillance cafe/food service, Janitorial service, landscape service, snow removal service.
• Responsible for cost controlling, forecasting and budgeting, special needs analysis, process improvements for reporting, forecasting and planning for Auburn Hills South. Will provide support and guidance for Deer Park facility. Ensure facility meets government health and safety standards and adjust accordingly.
• Other Responsibilities: Budget Development including capitol and expenses, forecasting, monthly performance reporting, work order tracking, tenant coordination, landlord interface, phone and data connectivity, departmental moves and changes, design layouts, project management, renovations and building projects, onsite employee events coordination.

BASIC QUALIFICATIONS
• Bachelor's degree or equivalent experience
• Minimum of 7 years of related facility management experience or minimum of 14 years of related experience without a relevant bachelor's degree
• Must have demonstrated ability to lead people and projects
• Must be able to communicate safety and environmental information to employees
• Must have great Interpersonal Communication Skills, Negotiation Skills, Time Management & Prioritization Skills
• Must be able to lift 15 pounds, walk the facilities and be able to travel
• Ability to analyze complex situations
• This position will not be offering visa sponsorship now or in the future
