JOB DESCRIPTION
MAINTENANCE WORKER
The Maintenance Worker shall have general supervision over the maintenance, upkeep and cleaning of the Mackinac County Housing Commission properties under the supervision of the Executive Director.
The Maintenance Worker has immediate responsibility for the performance of a variety of semi-skilled maintenance tasks to maintain and repair Housing Commission buildings and property. Responsible for emergency repair calls. Requires a working knowledge of small machines such as lawn mowers, riding tractor lawn mower, pick-up truck with plow attachment, and push type snow blower.
SPECIFIC DUTIES SHALL INCLUDE BUT NOT LIMITED:
- Operates and maintains equipment in general except for very major repairs.
- Keeps written records in regard to work orders, inspection of smoke detectors, fire alarm system, truck maintenance, painting of apartments and housing units, fertilizing grounds, etc.
- Paints, cleans and makes repairs in apartments when residents move out.
- Submits purchase requests to Executive Director for cleaning and maintenance supplies.
- Performs minor electrical repairs, which includes replacement and repair lights, ballasts, receptacles, switches, fuses, and thermostats as necessary. With approval of the Executive Director, coordinates contractor maintenance for repairs beyond staff abilities.
- Assists residents with information concerning the operation and care of appliances, refuse containers, etc. Cleans and inspects all appliances for efficiency when a unit is vacated.
- Makes minor repairs and renovations in the buildings. With Executive Director approval, coordinates contractor maintenance for repairs beyond staff abilities. Paints, cleans, and makes repairs in apartments when resident moves out.
- During growing season, maintains lawns, trees, shrubs, and flowers, including mowing, fertilizing, and general pick-up of grounds and entrances.
- During the winter season, plow parking areas as needed throughout the grounds, and maintain walks and entrances by shoveling or snow blowing. Prevent icy driveways and walks. Repairs truck and plow equipment. With approval of the Executive Director coordinates contractor maintenance for repairs beyond staff abilities.
- Responsible for emergency repairs after normal hours.
- Responsible for the units to be kept safe and sanitary.
- Responsible for minor repairs of plumbing fixtures, such as sinks, commodes, etc.
- Performs a variety of carpentry tasks such as repairing doors and locks, installing, drywall, and caulking and repairing windows and screens, as needed. Coordinates contractor maintenance for repairs beyond staff abilities.
- Other duties as assigned.
EDUCATION
Must have the ability to read rules, operation and maintenance instructions, and procedure manuals. Must have the ability to complete routine reports, and effectively present information in one-on-one situations to residents and management. Must also have the ability to add, subtract, multiply and divide.
EXPERIENCE
Minimum of one year in a similar or related job, including experience in operating light grounds equipment.
In addition the maintenance person must possess appropriate Michigan Drivers License and have a satisfactory driving record. Must be able to follow instructions. Must be of good health and have ability to work harmoniously with people in varying situations and in other areas when assigned. Must be able to perform manual tasks associated with grounds and building maintenance such as climbing, lifting and handling of supplies, and moving furniture and equipment. Physical condition must be adequate to enable safe, efficient and sanitary performance of work.
Must be willing to develop a particular interest in the elderly and handicapped of our community and a willingness to be helpful to them whenever possible. Must have good communication and interpersonal skills.
Must be able to work under the supervision of the Executive Director of the Mackinac County Housing Commission, although most work is routine and done without supervision.
Must be able to work a flexible work schedule. Scheduling other jobs in a manner as to work around the schedule of the Housing Commission. Only emergency maintenance to be done on weekends and holidays.
