Job Description Summary
This position reports to the Maintenance Manager and is responsible for management and execution of Facilities Maintenance at two manufacturing locations in Grand Rapids. This position will be responsible for daily maintenance work including electrical; lock & hardware; heating, ventilation & air conditioning; plumbing issues; roof repairs; carpentry; office remodeling; as well as contractual oversight and collaboration with the Maintenance Manager.
Job Functions:
- Prepares, implements, reviews, and revises work plans to be responsive to ongoing facility needs
- Positively and professionally representing the company in establishing and maintaining contract relationships and contractual services oversight.
- Provides information for, and help develop capital improvement plans, assist in monitoring expenditures, and participate in the development of the annual budget, prepare and implement budget adjustments
- Ensures that staff performs duties and responsibilities in a safe and prudent manner, which does not expose them to unnecessary harm or risk of an on-the-job injury
- Reports and recommends work on special projects for the maintenance manager
- Project manage the day-to-day facilities maintenance, including:
- Bathroom repairs and remodels
- Landscaping (Tree removal, Lawn mowing, Lawn sprinklers)
- Garbage removal (Trash and recycling)
- Cleaning service company
- HVAC equipment repairs and PM’s
- Intake and exhaust fans
- Parking lot maintenance
- General plant lighting
- Compressed air system
- Roof repair
- Concrete floor repair
- Drywall repair
- Office redesigns
- Fire suppression system (Inspection, Repairs)
- Loading dock repairs
- Other duties as assigned

Requirements:
- Work Experience: 3 years of experience in facilities maintenance
- Education: High School diploma
- Computer Skills: Microsoft Word, Excel and Outlook
- Organization Skills: Ability to track and manage a project plan. Effectively able to report metrics and business cases. Time management, prioritization, organization, learn and adapt quickly
- Cross-functional skills: Ability to work cross-functional with internal and external stakeholders and conduct themselves in a professional manner
- Communication Skills: Ability to communicate effectively across a diverse customer-base; good verbal and written communication skills and good interpersonal skills with ability to deal with individuals at all levels, both inside and outside the organization

Preferred Requirements:
- Experience: Project management software experience, 5 years of experience in facilities maintenance
- Education: Associates Degree
- Computer Skills: Microsoft PowerPoint, a CMMS system
