Overview:
For Facilities Management purposes, Lower Michigan is divided into East and West territorial zones, each supervised by a corresponding Senior Facility Field Leader. These roles are redundant, supportive of each other, and have day-to-day responsibility for the Facilities Operations staff in their respective zones. Responsibility for budget, performance metrics, and Facility operations is shared between the Senior Facility Field Leader roles.
The Facilities Operations Group has responsibility for ~ 80 multi-use buildings throughout Lower Michigan. This area is further divided into 13 geographic zones managed by a Facility Field Leader in each. The overall team consists of 13 Facility Field Leaders, 5 Facilities Schedulers, and approximately 56 Facility Maintenance Technicians, along with the oversight of contract resources.
Facilities business and operational leader for all Consumers Energy customer service centers, corporate headquarters, fossil fuel generating plants and gas T&S sites for teams of employees and contractors engaged in the delivery of facility maintenance and services to internal customers and third-party tenants.
The individual manages day-to-day facilities operations statewide, including managing exempt, non-exempt, OM&C and contract employees. Position is responsible for all aspects of facility operation and services including HVAC, electrical security, elevator, hoist, crane and emergency electrical and fire protection system operation and maintenance; services include cleaning, lawn care, snow removal, pest control conference center management, food service and catering and utilities management (gas, electric, water).
Responsibilities:
- Position is responsible for establishing a department vision, operating budget, labor and sourcing strategy:
- Thorough understanding of mission critical nature of maintenance, operations, security and safety within facilities to assure a safe and productive work environment for Company employees and tenants housed in Consumers Energy headquarters.
- Provide strategic, tactical and day-to-day operational direction and accountability for facilities maintenance and operations, office move services and conference center operations throughout the state.
- Responsible for managing various types of Low-Medium Complexity Facilities projects and the associated deliverables from Initiation through Closeout within the zone.
- Monitors and controls planning and execution of various project activities and resources to ensure that established cost, time, scope and quality goals are maintained.
- Thorough understanding of building electrical, mechanical and structural components, including construction standards and practices.
- Manage all aspects of performance and maintenance; including safety, goals, performance, adherence to standards /guidelines, employee development, and productivity.
- Responsible for monthly / annual financial reporting of Facility costs, performance indicators, and productivity measures and goals.
- Lead Facilities Business Continuity, storm and emergency response efforts.
- Lead a diverse, statewide work force.
- Develop and manage customer relationships and appropriate service level agreements.
- This management includes supporting internal customers of Consumers Energy, leading the organization to zero safety incidents, and improving on performance indicators.
- Develop and execute long-term supplier sourcing strategies for operations and maintenance contracts.
- Establish and be accountable for the safety culture.
- Organize and implement staffing, coaching, mentoring, training, succession and employee skill enhancing development
- Must be able to lead a team to the successful completion of predetermined objectives.
- Must demonstrate proven success in managing multiple projects simultaneously and meet objectives and deadlines in a timely manner.
- Assure compliance with all Corporate, Local, State and Federal health, safety, environmental and building code regulatory requirements related to Facilities Management.
- Demonstrated communication and relationship management skills to successfully interface with internal and external customers, all levels of management within the Corporation and with outside governmental agencies.
- Must possess excellent computer skills, scheduling knowledge, and a practical understanding of the working agreement and grievance process.
- Necessary to be able to facilitate team and department safety meetings, interact, collaborate and partner with peers.
- Must possess a valid Michigan driver's license and be able to travel to various work locations throughout Lower Michigan.
- Operation of SAP, Microsoft Office, Microsoft Project and other programs as they relate to the role.
- Skilled in negotiation of contracted services.
Required Qualifications:
- High school diploma or GED
- 3+ years of facilities management, project management, or plant operations experience
Preferred Qualifications:
- Bachelor's degree in Facilities Management/Construction or a business, construction or engineering discipline with a graduate degree preferred.
- 5+ years of first line supervision experience preferably in a Facilities, Construction, Project Management or similar service discipline.
- Demonstrated 2nd level leadership and supervisory skills.
- Working knowledge of operations at Fossil Fuel Generation Plants, Gas T&S, and Gas/Electric T&D locations.
- Strong presentation, analytical and customer service skills required.
- Experience in labor contracts and labor relations.
- International Facilities Managers Association (IFMA), Building Owners and Managers Association (BOMA), Project
- Management Professional (PMP) certification desired.
- Knowledge of construction cost accounting categories (CAP/COR/O&M)
- Experience with design and construction of mechanical/electrical/civil/structural systems
- Knowledge of Plant Accounting/Asset Retirement
- Familiarity with Construction Safety Standards
