JOB DESCRIPTION:
Responsible for Project Management and Construction Management services associated with new lab and office construction, major tenant improvements, major lab improvements, and space reconfiguration projects within assigned properties in a specified geographic region. Responsible for ensuring critical business needs related to design and construction are addressed promptly, while also satisfying the project scope, budget, and schedule.
ESSENTIAL JOB DUTIES:
* Continually assess projects and staff alignment to ensure department success and efficiency with a fully aligned resource plan.
* Advise local market leaders on workplace strategy trends.
* Provide leadership across the entire team, both with internal team members and external customers.
* Responsible for value engineering and creation across the project spectrum.
* Generate asset optimization recommendations & programming materials.
* Determine project requirements and budgets. Present appropriate and timely reviews for Leadership approval on all projects.
* Determine project schedules and/or feasibility of pre-determined schedules, and provide constructability reviews of designs and existing spaces.
* Responsible for overall project management responsibilities to the client, from project initiation through completion.
* Comply with all client procurement, security, and safety policies. All project and construction work are to be completed in compliance with local, state and national codes and regulations.
* Coordinate all internal and external resources to ensure projects are addressed in a cohesive manner with effective communication occurring throughout the duration of a given project.
* Validate all project managers are providing estimated construction costs of Schematic Designs, Design Development, and Construction Documents.
* Coordinate all client safety requirements on all projects and drive this culture with entire team.
* Assess project needs and resources available to ensure successful completion of the project.
* Implement set standards throughout the specific project.
* Coordinate all project meetings inclusive of any necessary vendors and/or subcontractors.
* Monitor all phases of a project and promptly address any changes to the original scope of services and the impact to the project schedule and budget.
* Validate that all Project Managers review and approve all contractor pay requests.
* Coordinate any necessary project closeout including a lesson learned meeting with the team to review and discuss how the projects went and what we can do better.
* Maintain accurate client required project documentation and records.
* Maintain all historical data on projects for future projections and project budgeting and update client bench mark workbook.
* Adhere to all set company and client policies and procedures.
* Provide team leadership to the Project Managers, Construction Managers, and their staff.
* Provide proactive leadership on projects, looking for savings both in time and money, while working through both internal and external clients.
