Responsible for the overall operations and maintenance of assigned property(ies). Provide guidance, training, and support to ensure that direct reports are carrying out their responsibilities in a manner consistent with high-quality maintenance and economical operations.
Essential Job Duties:
- Ensure operating personnel are capable of handling assigned tasks, and that OSHA and EPA standards are being followed.
- Ensure that projects are well defined and understood, develop effective project plans which result in project outcomes meeting costs, schedule, quality, functionality objective and compliance with business controls.
- Prepare annual capital plan for building systems, structure, parking, grounds, etc.
- Remain updated on state of energy technology in the area, as related to building system. Provide recommendations to management and include short payback projects in capital plan.
- Develop supplier resources and set specifications as required to perform various jobs.
- Provide monthly narratives of activities highlighting non-routine events such as major projects, training needed and received, customer service issues/concerns.
- Respond to tenant complaints in a timely fashion.
- Oversee annual inventory of tools and equipment.
- Oversee staffing of open operations positions.
- Ensure development and cross training plans exists for operations staff members.
- Support new business initiatives.
- May perform other duties as assigned
Skills, Education and Experience:
- Bachelor’s degree
- Minimum 7-10 years experience in building operations management
- Excellent communication, written and organizational skills
- Strong ability to multi-task
- Strong leadership and team building abilities
