The idea candidate will be a highly effective individual in managing complex situations, real estate, utility, environmental issues and they can drive their teams to maintain flawless performance. S/he will effectively manage resources, will be able to interact with multiple departments, be proactive in health and safety processes and procedures, and be knowledgeable in union related issues. A solid understanding on how to operate a large complex with several facilities is desired. To be successful in this position, the candidate should possess exemplary time management skills, display highly effective communication skills, and possess the ability to motivate and manage employees.
Job Description:
- Manage the facilities capital forecasting globally.
- Manage the expense budget for our facilities, environment, and waste water treatment plant groups
- Work with local and government agencies to negotiate gas contracts, energy programs, rebates, and global energy programs
- Facilities Management and Maintenance Contracts for 3.5 million square feet of plant operations including construction, repairs, and compliance with State Lein Laws and all applicable documentation
- Infrastructure maintenance and repairs on the following:
- Electrical distribution system - knowledge and understanding of how it works
- Fire suppression systems
- Compressed air distribution systems
- Potable water systems
- Steam, condensate distribution systems
- Sanitary and storm sewer repair and maintenance
- State of Michigan permits, fees, and licenses
- Leases and payments for right of ways - Railroad, Consumers Energy
- Manage real estate globally, including:
- Renew current leases
- New Leases
- Ensure LAR's are properly documented
- New property acquisition
- Capital
- Monies
- Proper legal documentation
- Tracking - lease/owned properties and global contacts
- Understand functionality and operations of the Power House and Waste Water Treatment
- From an environmental aspect, be able to:
- Understand and support legal regulations and compliance
- Understand and support ROP requirements
- Support environmental sustainability programs
Required:
- Minimum 10 years’ experience in a larger manufacturing site operations as a Facilities Manager
- Must be able to create 5 year forecasts for facilities capital spending
- Financial comprehension and fiscal responsibility
- Comprehension of Civil Engineering principles
- Understanding Engineering principals of mechanical and electrical systems
- Minimum of 15% global travel
- Analytical ability
- Ability to make decisions based on facts
- Ability to develop good business cases for decisions
- Good written and oral communication skills
- Willing to try new technology and methods
- Ability to plan for future needs of the corporation
