Department Summary
Facilities Maintenance and Operations, part of Business Services, consist of over 50 skilled maintenance mechanics, 10
field leaders, 5 schedulers and numerous support staff. Facilities Maintenance and Operations is responsible for
maintaining the day-to-day functionality of facilities statewide, totaling over 3.5 million square feet, covering more than
75% of the counties in Michigan's lower peninsula.
Day-to-day operations consist of site safety, emergency response, corrective and preventative maintenance, customer
and project funded work, and managing external contract vendors for lawn care, snow removal, custodial and security

Job Description/Responsibilities
The Facilities Operations maintenance department is looking to add a motivated individual with diverse skills working on
old and new mechanical systems to include all aspects of HVACR. The successful candidate will possess the abilities to
keep older equipment maintained and operational but also be comfortable working with newer sophisticated systems and
controls.
Under general supervision, performs any of the duties necessary to maintain buildings and grounds and in addition,
regularly directs up to four other employees engaged in maintaining, operating and repairing buildings, equipment, yards,
drives, walks, etc., and including such duties as:
1. Maintaining, trouble shooting, repairing and installing various building HVACR mechanical systems
2. Performing work on electrical/mechanical equipment where a permit and/or service license would be required
3. Installation/modification of ductwork, hydronic system components
4. Coordinating electrical/mechanical repair work
5. Performing other related work
6. Available to travel, work nights, weekends, holiday as business needs necessitate

Requirements/Qualifications
To be considered, MUST hold and retain State of Michigan Mechanical License and MUST have the following
endorsements: Class 1, 2, 6, 8
Minimum of 7 years' experience working in the commercial and industrial HVACR sector with current experience working
in the field.
Hold and retain an EPA Universal Refrigerant Recovery Certification
Perform work on multi-phase electrical equipment and circuits, plumbing, finish carpentry, tile and brick work
Advanced knowledge of building maintenance standards and practices, a general knowledge of electrical/mechanical
codes as it applies to this type of work.
Read and interpret product specifications and experience in working with building specifications, drawings and designs.
Knowledge of relevant safety and environmental standards (OSHA, MIOSHA, etc.) and ensure all work is in
conformance with such standards.
Highly Preferred Qualifications:
Michigan Boiler Installers License Class 1B or higher
Essential Functions:
Service, maintain, and repair refrigeration, air conditioning systems, duct systems, and ventilating exhaust systems and
heating equipment; troubleshoot operating problems; oil, clean, adjust, overhaul, and repair motors, condensers,
compressors, oil and vacuum pumps, and all related electronic, pneumatic, and electrical controls; detect and repair leaks
in pipes and valves; dissemble parts such as valves, springs, brushes, and connectors to note their condition; perform
inspections on facilities systems; perform preventive maintenance procedures; perform and interpret chemical tests; assist
in planning, designing, lay out and performing craft assignments.
