Summary
The Real Estate Specialist plans and manages real estate activities such as railroad permitting, site location and acquisition, right-of-way negotiation and land acquisition to support company capital projects. In this role, you will collaborate on capital projects with external and internal entities including engineering, planning, asset management, operations, legal and local government and community affairs. You will utilize GIS and other technologies to analyze real estate rights and support company capital projects as well as manage and maintain ITC's database records of property rights.
Responsibilities
Primary Responsibility: Railroad Permitting
Leads the railroad permitting activity across all ITC company operating companies.
Manage the consultants supporting railroad permitting activity.
Builds relationships with railroad personnel and consultants.
Negotiates and manages railroad permits, leases and licenses, access rights and flagging requirements.
Ensures all railroad permit applications meet railroad standards and requirements.
Utilizes GIS to analyze property rights and support company capital projects.
Additional Duties:
Property and Right of Way
Researches, analyzes and responds to requests to use company property and rights-of-way.
Analyzes legal descriptions, survey/engineering drawings and other maps; Ensures that proper legal descriptions are part of the permanent record for company properties.
Communicates property and rights of way information to internal and external parties.
Investigates and processes property damage claims, as necessary.
Provides guidance in support of capital project teams.
Land use
Supports investigation and resolution of property and rights-of-way complaints.
Supports investigation and resolution of unauthorized use of company property.
Travels and patrols to view existing electric transmission facilities, as necessary.
Supports analysis of requests to purchase, sell, lease, license, or permit real property.
Technology
Utilizes GIS to analyze property rights and support company capital projects.
Supports development of GIS technical capabilities, functionality and efficiencies for real estate operations.
Supports GIS programming within real estate to support capital project work and real estate workstreams.
Assembles real property records to secure complete and accurate documentation; Ensures records are recorded, maintained and organized within the database system.
Requirements
Bachelor's or Associates degree preferred, or relevant, equivalent experience and/or education
Experience Required:
Intermediate Level : Minimum of two (2) years of experience in Real Estate/Property Management, Railroad or equivalent; Utility experience preferred.
Senior Level: Minimum of five (5) years of experience in Real Estate/Property Management, Railroad or equivalent; Utility experience preferred.
Minimum of one (1) year of experience in mapping with ArcGIS; Experience with ArcGIS Pro preferred.
Proficient in use and application of ESRI GIS and digital mapping.
Strong interest in new technologies and applications to enhance work efficiencies and productivity.
Understanding of database and geo-database programs.
Possess sound analytical, problem-solving and documentation skills.
Ability to communicate effectively both verbally and in writing with superiors and individuals inside and outside the company with a high degree of professionalism and knowledge. Must have strong collaboration and conflict management skills.
Ability to manage multiple tasks and changing priorities in an efficient and well-ordered manner, focusing on results and meeting deadlines, in a high-volume environment.
Ability to perform all duties with great degrees of accuracy, timeliness, organization and effectiveness with minimal levels of supervision
Ability to use sound business judgment to formulate conclusions and articulate recommendations in a way that is meaningful and valuable.
Working knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint and Teams).
