Maintenance Technician
SUMMARY: Under the general direction of the Maintenance Director primary responsibilities include, but are not limited to, the overall maintenance/upkeep of the physical plant (building and grounds) including preventive maintenance, repairs and inspections.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Works closely with director in establishing contract work and outside vendor services such as snow removal service, electrical, fire system, elevator, heating and cooling, etc…
- Responds to maintenance requests on a daily basis and maintains computer file of statistics of repairs on each apartment.
- Makes sure all aspects of the building are in a good state of repair.
- Responds to emergency calls.
- Performs routine janitorial duties in order to keep building and grounds clean and neat.
- Snow removal and landscaping not performed by outside contractors.
- Performs routine inspections of interior and exterior of building.
- Repair (as qualified) all areas of need. When unqualified to repair, coordinate with manager for outside vendor.
- Monitors that security systems are in working order
- Monitors that fire alarm systems and fire extinguishers are in working order and scheduled yearly fire systems audits are conducted.
- Prepares vacant apartments for occupancy. (Painting, repairing drywall, plumbing, carpet removal, carpet cleaning)
- During down time may fill in as shuttle driver.
- Maintains dumpster area and monitors trash pickup.
- Notes areas or articles in needs of repair and reports to maintenance, completing maintenance request forms as necessary.
- Notes the well-being or changes of residents on a daily basis and reports and changes or incidents to management.
- Other duties as needed or requested.

EDUCATION and/or EXPERIENCE: Maintenance/Environmental experience.
LANGUAGE SKILLS:
Ability to read analyzes, and interprets facility forms, signs and product instructions.
Ability to speak clearly and interpret verbal communication.
OTHER SKILLS AND ABILITIES:
Michigan Drivers License.
Ability to obtain CDL license.
Sincere desire to work with the elderly.
