Under general supervision, this position will perform work in the repair, maintenance, service, modification, troubleshooting, installation and monitoring of the operation of heating, ventilating, air conditioning and refrigeration equipment and associated plumbing, electrical, mechanical, EMS (Energy Management Control System) and controls system on the Mason and Holt Campuses.
The HVAC/R Maintenance Technician must also:
Troubleshoot, diagnose, maintain, inspect, modify and repair heating (hot water, indirect and direct gas fired, and steam), ventilation, air conditioning and refrigeration systems and associated equipment and parts.
Evaluate preliminary mechanical design plans and specifications for remodels, upgrades or new construction.
Lead and monitor any work done by outside contractors and other Facility Engineering personnel for adherence to state and federal Code Requirements and reports back to the supervisor.
Assists in the writing of specifications for repairs and new construction.
Maintains service and repair records through the use of a tablet and computer databases.
Researches, purchases and inventories equipment parts, chemicals and supplies.
Responds to routine and emergency calls for repairs and service.
Read and utilize instruction manuals, safety manuals, blue prints, and diagrams of equipment and place part orders.
Communicate effectively and efficiently with customers and Dart management on the status of projects and potential issues.
Fabricates and installs equipment (e.g. duct work).
Safely test and assess electrical systems such as 3 phase alternate current (AC) up to 480 volts (V).
Operate, maintain and keep inventory of a variety of hand and power tools, welder torch, vacuum pump, test equipment.
Repair and rebuild compressors.
Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC/R equipment, components, timers, motors and wiring systems as needed; connect motors to control panels.
Lubricate and pack heating, ventilation, refrigeration, and air-conditioning motors, pumps, fans and other equipment.
Install and calibrate systems; install copper tubing and repair pipes and tubing as necessary; test joints and insulate pipes of refrigeration and air conditioning system.
Install, rebuild, replace and repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets and other equipment as necessary.
Assists and serves as back up to other Facilities Engineering employees.
